Why the layers matter

Shingles are the last
thing we install.

Most of the roofs we tear off in Bergen, Essex, and Morris County failed from underneath, not on top. Old felt paper tore during installation and let water reach the deck. There was no ice and water shield at the eaves, so twenty winters of ice dams rotted the first two feet of plywood. The attic had no real exhaust, so the shingles cooked from below and curled a decade early.

Our replacement fixes all of that. The deck is inspected sheet by sheet after tear-off and anything soft is replaced before a single nail goes in. GAF WeatherWatch ice and water shield covers every eave, valley, and penetration. Synthetic underlayment covers the rest of the deck. Then the HDZ shingles go on, with ridge venting cut and matched to soffit intake so the attic finally breathes.

What a Pro Gen roof replacement includes

Every item below is part of the base price, not an upgrade. It is how the GAF System Plus warranty is earned.

    Complete tear-off to the deck

    Every layer of old shingle and felt removed. We never roof over an existing layer, no matter how much faster it would be.

    Deck inspection and replacement

    Each sheet of plywood checked for rot, delamination, and loose fasteners. Soft sheets replaced with new CDX before underlayment.

  3. 03

    GAF WeatherWatch ice and water shield

    Self-adhering membrane on all eaves, valleys, around chimneys, skylights, and every pipe. This is what stops ice dam leaks.

  4. 04

    Synthetic underlayment

    Stinger or GAF FeltBuster over the entire deck. Far stronger than felt, does not tear in wind, and keeps the house dry if installation runs past dark.

  5. 05

    New drip edge and flashing

    Metal drip edge on every rake and eave, new step flashing at walls and chimneys, new pipe boots. Old flashing is not reused.

  6. 06

    GAF Timberline HDZ shingles

    Architectural shingles with LayerLock and the WindProven unlimited wind warranty when installed as a full GAF system.

  7. 07

    Ridge ventilation

    GAF Cobra ridge vent cut along the peak and balanced with soffit intake so hot, moist air leaves the attic instead of condensing on the deck.

  8. 08

    Cleanup and final drone flight

    Magnet sweep of the yard and driveway, gutters cleared, debris hauled the same day, and an aerial photo set of the finished roof.

Is it time?

Signs a roof is past repairing

A single leak is a repair. These are the signs that the whole system has reached the end and more patches will only delay the same decision.

  • Roof is 18 to 25 years old

    Three-tab and early architectural shingles in New Jersey rarely get past this range. The asphalt dries out and granules let go all at once.

  • Curling or cupped shingle edges

    The shingle has lost its flexibility. Wind will start taking them off in strips, usually during the worst storm of the year.

  • Granules piling in gutters and at downspouts

    The protective surface is gone. Bare asphalt under it breaks down fast in sun and freeze cycles.

  • Leaks in more than one area

    When flashing, valleys, and field shingles all fail within a year or two, the material itself is done.

  • Daylight or dark stains visible in the attic

    Water has been reaching the deck for a long time. Plywood replacement is almost certain and the shingles above are not protecting it.

  • Neighbors with the same builder are replacing

    Developments were roofed in the same month with the same material. If the house next door is being redone, yours is on the same clock.

What the days look like

From tear-off to finished roof

    Protect the property

    Tarps over landscaping, plywood against siding where ladders go, and a dump trailer positioned to catch the tear-off directly.

  2. 02

    Tear off and inspect

    Old roof removed to bare deck by mid-morning. Foreman walks every sheet and marks anything soft for replacement before we move on.

  3. 03

    Dry it in

    Ice and water shield, synthetic underlayment, drip edge, and new flashing. By this point the house is watertight even if shingles wait until tomorrow.

  4. 04

    Shingle and ventilate

    HDZ shingles installed to GAF spec, ridge vent cut and installed, new pipe boots and counter-flashing sealed.

  5. 05

    Clean up and fly

    Magnet sweep, gutters cleared, debris hauled. Drone photos of the finished roof sent to you along with the warranty registration.

Roof Replacement questions

How long does a roof replacement take?

Most single-family homes in North Jersey are torn off and finished in one day. Larger homes, steep pitches, or heavy deck replacement can push it into a second day. The house is watertight by the end of day one regardless.

Do I need to be home?

Not during the work. We need access to the driveway and power for the compressors. Someone should be reachable by phone in case we find deck damage that changes the scope.

What is the GAF System Plus warranty?

A manufacturer-backed warranty available only through GAF Certified Contractors installing a full GAF system. It covers the shingles and accessories for 50 years and includes GAF coverage on our workmanship. We register it for you after the job.

Will you roof over my existing shingles to save money?

No. A second layer hides deck damage, adds weight the framing was not designed for, voids most manufacturer warranties, and shortens the life of the new shingles. Everything comes off.

How much decking will need replacing?

We cannot know until the old roof is off, which is why the estimate lists a per-sheet price for replacement up front. On a typical home it is zero to four sheets. Homes with long-term leaks or no ice and water shield can need more, and we photograph each sheet before replacing it.

Do you handle the permit?

Yes. Our office files the roofing permit with your town, pays the fee, and schedules the inspection. Permit requirements vary by municipality and we deal with all of them regularly.
